A FRESH START

 

In the past few months we have been struggling with some of our houses. Rents are high and they are in a poor state of repair. We are currently in the process of looking for alternative houses to replace our housing stock.

We are looking for 3 bedroom houses or flats where we can convert a lounge into a bedroom. We have had larger houses in the past, but now we feel that housing 4 tenants together will create a more homely environment.

We have excellent relationships with our landlords. However, the main reason for withdrawing from the properties is disrepair and expense. Due to the credit crunch, the rental market is changing.

KCAH offer a long term lease. We cover any void costs and attend to disrepair at the properties. We like to provide stability and continuity for our tenants, and our landlords. We guarantee an income for at least 2 years.

The tenants that we house have very low support needs and, mainly, just need a fresh start in life. Many of our tenants have children that they cannot have access to due to their homelessness. They are desperate to find work, but cannot do so without a contact address.

We have a number of tenants who help us to maintain the properties and we take responsibility for decoration and basic wear and tear.

The Access Project has been running successfully for 13 years now and for over 10 of these we have been running our own leased houses.    We plan to continue to work with our landlords to ensure that our strong relationships continue.
